Position Overview

We are seeking a motivated, strategic, and entrepreneurial Director of Property Management – Industrial to lead and organize a new Property Management Division within an established and highly respected industrial real estate brokerage firm. Would consider a Senior PM with an industrial background and ready to take the next step in their career. This is a unique opportunity to build and grow your own team, establish best operational practices, and help shape the future of our property management platform.

The role will start by overseeing a portfolio of five industrial buildings totaling over 220,000 square feet in the Alpharetta area, with additional portfolios already in the pipeline. This is a true growth opportunity for a driven professional who wants to lead, develop, and grow alongside the company, with significant rewards for high performers.

While the corporate office is located in Buckhead, you will need to visit properties in Alpharetta 2-3 times weekly. You will never need to be in Alpharetta the entire day - unless you want to, but this will be 100% your decision as you will be responsible for your own schedule. You will NOT be micromanaged and we prefer a candidate that doesn't need much coaching and likes the idea of building their own team. You will be offered a private office with floor to ceiling glass windows in their new high rise office in Buckhead beginning fall 2025. They've outgrown their current office and plan to relocate around September or October and the leading location is also in the Buckhead/Lenox area.

Key Responsibilities

Leadership & Division Development

  • Launch, organize, and lead a new industrial property management division within the company.
  • Recruit, mentor, and develop a team of property management professionals as the portfolio grows.
  • Create and implement operational policies, procedures, and best practices.
  • Foster a culture of collaboration, service excellence, and accountability.

Portfolio & Operational Oversight

  • Manage day-to-day operations of an initial portfolio of five industrial properties (220,000+ SF), with additional assets anticipated.
  • Oversee tenant relations, lease administration, and building operations to ensure tenant satisfaction and asset value preservation.
  • Conduct regular property inspections and oversee maintenance, repairs, and capital improvements.
  • Collaborate closely with the brokerage, leasing, accounting, and construction teams.

Financial Management & Reporting

  • Prepare and manage property budgets, forecasts, and capital plans.
  • Monitor property financial performance and ensure adherence to budgetary goals.
  • Lead financial reporting, CAM reconciliations, tenant billing, and rent collection.
  • Present financial and operational reports to ownership and senior leadership.

Client & Tenant Relations

  • Serve as the primary point of contact for property owners, tenants, and key stakeholders.
  • Proactively address tenant needs, ensuring positive relationships and high retention.
  • Lead lease administration, compliance, and tenant onboarding/move-out processes.

Capital Projects & Vendor Management

  • Oversee tenant improvements, maintenance contracts, and capital project execution.
  • Source, negotiate, and manage vendor contracts, ensuring cost-effective and high-quality service delivery.
  • Ensure compliance with all safety regulations and company policies.

Qualifications

Education & Experience

  • Bachelor’s degree in Real Estate, Business Administration, Finance, or a related field preferred.
  • Minimum 7+ years of experience in commercial or industrial property management, with supervisory and leadership experience.
  • Strong knowledge of industrial real estate operations, financial management, and lease administration.
  • Experience building or scaling a property management platform is highly desirable.

Certifications

  • Real estate license required (or ability to obtain within 6 months of hire).
  • Professional certifications such as CPM, RPA, or equivalent preferred.

Skills & Competencies

  • Proven leadership, team-building, and organizational skills.
  • Strong financial acumen and experience in budgeting, forecasting, and reporting.
  • Excellent communication, negotiation, and interpersonal skills.
  • Ability to analyze complex situations, develop solutions, and drive results.
  • Proficiency in property management software and Microsoft Office Suite.
