PROJECT MANAGER - POSITION DESCRIPTION, RESPONSIBILITIES, AND EXPECTATIONS

RRE, Inc. is a light commercial electrical subcontractor. We are based out of Sacramento and cover the Northern California area, approximately 35,000 square miles, including the Central Valley. A fair majority of our work is tied to the QSR industry and retail boutiques. Many of the projects include ground-up work and require close coordination with utility suppliers.

We currently have 55-plus field team members and eight estimators. We consider ourselves a medium-sized trade, and we are growing. We are looking for a project manager to manage a portfolio of $5M plus per year in volume, over 25 to 30 projects.

DO NOT READ FURTHER UNLESS YOU HAVE THE FOLLOWING QUALIFICATIONS:

  1. A strong electrical background, i.e. no less than FIVE (5) years of experience;

  2. Formal education, whether trade school or a formal degree;

  3. Understands all the elements involved with underground electrical work;

  4. Led a team of no less than four team members to get a project done in a timely manner;

  5. Understands the National Electrical Code AND/OR has passed the Journeyman’s Exam;

This is a commercial level position; applicants that think residential level work qualifies are mistaken; YOU MUST HAVE COMMERCIAL/INDUSTRIAL LEVEL BACKGROUND.

Position Duties:

● You must have a positive attitude and never be negative!
● Coordinate with field Operations, Preconstruction, Field Services & Client/GC;
● Schedule material and/or prefab orders to arrive on-site;
● Collaborates on contracts, certificates of insurance (COI), and permits;
● Set up the project in our systems, assuring timely completion and projected cost;
● Manage and produce change orders according to RRE standards;
● Make sure change orders and monthly billing are done according to RRE standards;
● Manages and produces the RFI’S from start to finish according to RRE standards;
● Must know your project inside and out;
● Must be able to work with other team members as a team players;
● Must be able to recognize deficiencies and work with the Team lead to correct them;
● PCTT (pre-construction team talk) and biweekly JCTT (Job costing team talk), weekly JTT (jobsite team talks): schedules and coordinates with client, sends follow-up emails in regard to all team talks, logs feedback from meetings into the Google Drive job folder;
● Attend job site team talks or meetings as needed and/or ensure the site foreman is attending;
● Make sure all subcontractors agree and sign our contract;
● Verifies all subcontracts are executed, passing along the same legal language we are held to and our payment terms. (Liquidated damages, retainage, etc.);
● Verify all subcontractors have an up-to-date certificate of insurance (COI) and contractors’ licenses on file with us;
● Use high-level communication and our FOLLOW-UP CIRCLE to manage our team Members, clients, changes in project scope, schedule impacts, and costs;
● Work with accounting to manage financial aspects of contracts to protect RRE’S interest and maintain a good relationship with our clients;
● Attend weekly internal team meetings to monitor the schedule, activities, and budgets that affect the project and communicate with the Superintendent and foreman to ensure milestones and deadlines are met;
● Prepare team member forecast dashboards, compare results and forecast data, identify improvement opportunities, and recommend solutions;
● This position may require travel to Job sites;
● Manage our Clients' expectations and build a strong relationship from start to finish of all current and future projects;
● This is a management position that expects 40 to 60 hours per week. If you are on top of your workload and get all your work done on time, 45 hours per week should be plenty. This position is considered an exempt position due to the educational knowledge required, experience, maturity, and responsibility.

PROFIT/LOSS

● Managing positive cash flow: retainage, invoicing, collections, creating a schedule of values, T&M tags, and change orders for your projects;
● Invoicing monthly progress billing on time (must have manager approval required);
● Receive, review, and approve payment applications;
● Promptly logs and tracks all change orders from inception to invoicing;
● Assists Purchasing with tracking and scheduling large orders and equipment vendor (lifts), quotes/change orders (manages/works with Purchasing): facilitates pricing, tracks for approval, and notifies.

KNOWLEDGE, SKILLS, AND ABILITIES:

This position requires knowledge of the electrical trade which means you understand the language/lingo used; must be able to read plans for all three of the major trades (MEP requirements); can calculate loads and lay out circuits in accordance with the National Electrical Code. You must have experience with electrical and at a minimum have completed the required schooling and no less than 8,000 hours out in the field. Holders of a Journeyman’s Card are ideal candidates. An electrical engineering degree is an acceptable substitute contingent on experience in the field.

● Solid organizational skills, including attention to detail and multi-tasking skills;
● Technical knowledge of software programs (Google Docs, Sheets, Gmail, Drive, Procore, contractor foreman, project management software, Payment Processing Programs, McCormick Estimating software, Phone Apps, etc.), including standard minimum typing speed of 40 words per minute w/three or less errors rate;
● Great client interaction and extreme communication skills;(Have the ability to build and sustain relationships with clients)
● Great written and verbal communication skills;
● Tactful in their dealings with clients, using good client service and interpersonal skills, extreme communication with clients and managers;
● Ability to establish and maintain professional working relationships;
● Background in contracts, procurement, budgeting, and analysis;
● Ability to have EMOTIONAL CONTROL and control others' emotions;


 

EDUCATION AND EXPERIENCE:

● Not required, but a plus to have a bachelor’s degree and 1 – 2 years of experience in construction project management preferred, or an equivalent combination of experience;
● Not required, but a plus to have a PMP certification;
● Not required, but a plus to have a LEED certification;
● Must have three-plus years of verifiable experience in construction project management, preferably in electrical trade work.
