Property & Facility Manager

JOB SUMMARY:

Responsible for managing property portfolio including both leased and owned. Responsible for ensuring that buildings as well as entire properties are fully maintained. Manager will be main point of contact for branches when needed to assist in repairs and ensuring branches are well maintained for the safety and comfort of the Gulfeagle staff and customers.

ESSENTIAL FUNCTIONS:

1. Manage assigned properties, demographics including construction type, square feet and market value including both owned and leased properties.
2. Plan for preventive maintenance including building interior & exterior campus.
3. Proactively anticipate/budget for capital expenditures
4. Manage progress of maintenance needs, proposals, work in progress and completion by third party or internal sources.
5. Develop the scope of project with the local Branch Manager in written form
6. Work with and support Branch Manager as he/she obtains three proposals/bids within their local market for the necessary repairs as outlined in the scope of work
7. Analyze bids, approve expense within authority level, and award job
8. Ensure job is scheduled and completed in a timely manner and ensure the documentation of repairs as well as any guarantees which were provided by third party company
9. Review photos and quality of work completed with the local Branch Manager
10. Developing and manage annual budgets, analyzing variances and trends.
11. Track and manage lease expirations in order to proactively renegotiate contract or seek alternative property. Advises president 180 days in advance of any lease expiration or renewal.
12. Work with real estate managers to find new properties for purchase and/or lease
13. Conduct M&A due diligence when appropriate.
14. Manage third party security camera vendors for all locations
15. Work with and support external remodeling source as needed
16. BSC (corporate office) Maintenance
    • Manager vendor repairs including but not limited to plumbing, alarm, cleaning services, and electrical
    • Order supplies as needed, i.e., filters, lights, etc.
    • Manage warehouse storage bay
    • Manage logistics for employee relocation of office, furniture, etc.

JOB QUALIFICATIONS:

Well organized person with strong administrative and good interpersonal skills. A person who is very dependable, and who can work independently. Position may include light travel.

Education and Experience:

1. High School diploma or equivalent
2. A minimum of 2 years’ experience with previous building maintenance responsibilities
3. An understanding of building materials and the functions of office/warehouse buildings

Knowledge, Skills, and Abilities:

1. The ability to get work done quickly and properly.
2. Must have good technology, interpersonal, and organizational skills
   

Physical Abilities:

1. Ability to climb a ladder, perform roof inspections.
2. Ability to bend, reach, and stand.
