Ryan Companies US, Inc. has an immediate career opportunity for a Real Estate Manager ! This person must be based in Milwaukee and will manage our real estate properties consistent with the owner's goals. The focus of this role will balance tenant and owner relations, accurate financial budgeting and expense control, and proper risk management in compliance with the highest standard of professional ethics.

Some things you can expect to do:
  • Prepare annual budgets for approval and monitor adherence to them within 3% of the overall budget
  • Responsibly manages the aesthetic and operational aspects of the asset
  • Takes a lead role in creation and successful implementation of client/tenant relationship plans
  • Conducts regular property inspections to target areas for improvement and identify risk
  • Manage customer service issues while visiting with tenant representatives regularly monthly
  • Immediately respond to tenant issues and concerns at all times
  • Maintain and implement Fire, Life Safety and regulatory compliance plans; ensure all employees, vendors, contactors and tenants are aware of its provisions
  • Report to property owners monthly to explain accounting reports and budget variances to their satisfaction
  • Understands and fosters team collaboration

Job Requirements:
  • Must have attained a Bachelor's degree; preferably in Business, Economics or Real Estate; in lieu of a 4-year degree, internal candidates may be considered with a 2-year degree and completion of two industry certifications such as RPA, CPM, CCIM or the like
  • Minimum three years' experience working as a real estate manager in a property management firm
  • Real Estate license is required
  • Experience in budgeting and operating-cost supervision is required
  • Complete or near completion of one industry designation such as RPA, CPM or CCIM
  • Must have a driver's license, own a vehicle and be able to drive
  • Healthcare experience preferred
  • Candidate must be vaccinated for influenza annually (subject to religious and/or medical exemptions)
  • Additional vaccinations may be required as dictated by the client/tenant to ensure the safety of patients and staff
  • Ability to wear a mask within healthcare environments

  • Understands how to manage healthcare facilities and regulatory compliance requirements of the Joint Commission and/or other accrediting organizations
  • High financial acumen to oversee/prepare accurate budgets, reports and other documentation
  • Creates well-written, well-executed, accurate reports for review
  • Successful time management to meet all scheduled deadlines
  • Excellent verbal and written communication with all internal and external customers
  • Manages the budget and property consistent with the terms and conditions of the management agreement and to meet owner financial expectations
  • Exemplary computer literacy is required including but not limited to Microsoft 365, accounting/budgeting software, invoice management software and computerized maintenance management systems

The salary range is based on factors such as the ultimate location of the position and the selected candidate's knowledge, skills and abilities. Position may be eligible for additional compensation that may include commission and/or an incentive program.
